Headers from Keinan Davis and Riccardo Calder set the claret and blues on their way before Oliver McBurnie reduced the deficit from the penalty spot after right-back Tom Leggett was controversially dismissed following a second booking.
The absence of Leggett means Villa's coaching contingent may need to have a reshuffle at the back tonight.
Meanwhile, the Seagulls lie bottom of the table two points below 11th-placed Wolves with a game in hand.
They picked up a useful point in their last match - drawing two apiece with high-flying Derby Country at St George's Park.
Jack Harper and Glen Rea put Albion 2-0 in front but a goal from Kwame Thomas and a late penalty from Callum Guy earned the Rams a point.
Villa secured a dramatic 2-1 victory in the reverse at Walsall back in September 2015.
Brighton took the lead after four minutes - Andrew Crofts finding a gap to slot home after the home defence failed to clear their lines.
The claret and blues were deservedly level on the stroke of half-time after Jerell Sellars [pictured] fired home Khalid Abdo's cutback.
The decisive moment arrived in second half stoppage time when left-back Lewis Kinsella made a marauding run down the left and was fouled in the penalty box - Libor Kozak stepped up confidently to fire past goalkeeper Joshua Smith.
